The Importance of Exterior House Maintenance
A home’s exterior adds to its curb appeal and strength. It protects the house from weather and water damage while ensuring it looks its best. What routine tasks should be included in every homeowner’s maintenance schedule?
Protect the Home From Water Damage
Examine the roof regularly to determine if there are damaged or missing shingles and if you are in need of a roofer. Problems with the roof can lead to water damage in the home, so any issues must be repaired immediately. While the roofer is fixing these issues, ask them to examine the gutters and downspouts. These components remove water from the roof and carry it away from the home. If water is left standing around the foundation, it can do significant damage that is costly to repair. Water remaining in the gutters can lead to ice dams and water damage when the temperature drops.
Seal Doors and Windows
Examine all doors and windows twice yearly to ensure the weather stripping and caulking remain intact. Correct any problem areas to ensure the proper insulation level and close off any drafts. Clean the windows and inspect them for cracks or other damage so repairs can be made. Storm windows or plastic film over windows can minimize heat loss during the winter.
Heating and Cooling Systems
Examine heating and cooling systems at the beginning of each season to ensure they are clean and ready to work when needed. Have them serviced by a professional and follow all maintenance recommendations regarding filters.
Pressure Wash and Paint
Spring is the ideal time to pressure wash and paint or stain fences, decks, and more. Pressure washing removes dirt, grime, and mildew while helping to prepare the surface for the paint or stain. Use care with the pressure washer to avoid unintentional damage to the surface being cleaned.
Water Systems
Drain outdoor faucets and spigots before cold weather arrives. Do the same with irrigation systems to reduce the risk of pipes freezing or bursting. Garden hoses should never remain connected to faucets during the winter months. Once the hoses are removed, protect the outside taps with insulated covers for an extra layer of protection.
Landscaping and Tree Care
Always trim branches that hang over the house, as heavy winds, snow, or ice can cause them to fall and damage the home. When spring arrives, remove fallen branches and leaves and trim the shrubs and trees to prepare them for new growth. Follow up by fertilizing the lawn, garden beds, and other landscape features.
Provide water and nutrients throughout summer and adjust the irrigation system as needed. Now is the time to add new landscape features or plant annuals so they can beautify the landscape. Many people enjoy the breathtaking colors of fall before doing yard maintenance tasks. They want to enjoy the wonders of nature before cold weather arrives. As winter approaches, rake and dispose of leaves to ensure they don’t smother the grass and garden beds. Plant bulbs and spread grass seed over bare areas for a beautiful lawn in the spring.
The owner is responsible for ensuring maintenance tasks are completed promptly. Failing to do so negatively impacts the home’s curb appeal and puts the structure at risk. If help is needed, hire individuals to complete these tasks. Doing so will extend the lifespan of the home’s exterior while securing its value.
